Where is Nature Pointe located?

13 minutes east of Albuquerque to fresh air and a 7000′ elevation. Take I-40 10 miles east to exit 178, 2 miles east on Old 66, south on Five Hills Road .1 mile, west on Sedillo Road .4 miles, south on Avenida Allegre .2 miles to the Nature Pointe gated entrance.  Visit the Information Kiosk at the entrance. What is the Nature Pointe lifestyle?

How do I visit Nature Pointe and inspect lots?

It is best to call Patsy Spellman at 505-321-8848 to schedule a tour. If you want to check out the site first to just get your feet wet and want to see more, feel free to call Jessica, our Clubhouse Manager, at 505-286-4971.  Consider wearing walking shoes and bring water as it does take some hiking around to pick your dream lot! The lots are quite large so give yourself time to explore.

How do we finance the lot purchase?

Our realtor, Patsy Spellman, works with some of the best mortgage brokers in the business.  Upon determining your financing needs, she will provide several broker options for you to explore to streamline the process.

What are the restrictive covenants?

Covenants are specific to Nature Pointe creating harmony within the surroundings and protecting property values. The minimum heated square footage is 2000 square feet. Horses are not allowed in order to protect the terrain from damage and keeping the less pleasant aspects of large animals from affecting surrounding neighbors. What are the restrictions to house styles?

Architecturally approved styles of homes include: southwest, southwest contemporary, northern New Mexico, Santa Fe, territorial, Tuscan, or a variation thereof, as may be approved by the Architectural Control Committee.

Are there building envelopes?

Yes, building envelopes have been established in order to protect the natural beauty of the landscape. Our generous sized envelopes average an expansive 30,000 square feet, which allows creative sprawling house designs along with guesthouses. Fencing is restricted to the envelope and the covenants limit types of fencing.

Are guest houses allowed?

Yes, guest houses, casitas and studios are allowed within the building envelope and require approval by Architectural Control Committee.

Are house design and plan review required?

Yes, all plans, additions, walls, fences, etc. must first be approved by the Architectural Control Committee (ACC). Design guidelines have been established to further the highest level of construction quality and design. To help ensure a smooth process from the beginning sketch drawing to anticipated move-in day, an onsite meeting with you, your design professional (preferred), and the ACC prior to any detailed drawings are developed must be scheduled to create the most desirable house and surroundings while complying with covenants.

Are two-story homes allowed?

Most lots allow two-story homes while meeting covenant requirements. Some lots are restricted to single-story to minimize the chance of an adjoining home from diminishing the incredible views.

Is there a time limit to build?

There is no time limit to start construction. Upon start of construction, you have 12 months to complete your house.

Can you choose your own builder?

Yes, you may choose a custom homebuilder of your choice. They will need to meet with the ACC prior to start of home construction to help comply with covenant standards.

What utilities are provided?

Electricity, phone, and water are provided underground to the property line. It is the responsibility of the lot purchaser to extend utilities to the home site.

What is Entranosa Water?

Entranosa Water Association is the East Mountains’ largest and very respected water association of almost 4000 members. Memberships must be purchased from the developer at market value, currently $6,500.00 (as of February 1, 2014). Fire hydrants are spaced approximately every 500′ to provide excellent fire protection and lower insurance rates.

What are the homeowners association dues?

Dues are currently $90/month for a vacant lot and $160/month for completed houses.  The clubhouse and amenities were designed to minimize annual operating costs.

How do I get in the gate for a tour?

Our gates are open Monday through Friday from 3:30 pm to dusk, and weekends from 9:30 am to dusk. You may book a tour of the Clubhouse with Patsy Spellman, the developer’s realtor, at: (505) 321-8848. You may tour with your realtor, as well.

What schools will my children go to?

The public schools in our district are Montoya Elementary, Roosevelt Middle School, and Manzano High School. There is also a charter School in Cedar Crest called East Mountain High.

What about water in the East Mountains?

Nature Pointe is on the Entranosa Water system which services almost 4000 clients. Basic water bills run about $50.00 per month. For more information, go to www.entranosawater.com

What kind of financing do you offer?

We offer seller financing with a 5% fixed interest rate, 15% down payment, and a 3 year length of loan which gives you plenty of time to choose your builder, home design, and financing. You may roll the lot loan into your construction loan when you begin construction.

How large are the lots at Nature Pointe?

All lots are 2 acres.
